West Property Management Services:
What is it going to cost me?
$300.00 - Initial
Setup Fee. This is a one-time fee due
at signing of the Property Management Agreement.
$250.00 - Reserve
Account Balance. Must be maintained
at all times for the payment of normal expenses/bills
on behalf of the Owner.
Management Fee -
10% charge on collected monthly rent goes into
effect once the property is rented. This fee is
discounted to eight percent (8%) of the collected
rents if Owner has at least five single-family
properties under management with Terra West.
$150.00 – Lease
Renewal Fee. This fee is due upon a
successful one-year renewal of the lease agreement
with the tenant.
Do
you provide an accounting?
A comprehensive accounting report detailing all
income and expenses will be sent to you by the
15th of each month. A copy of any repair bills
will be included, along with any correspondence
pertaining to your property. Disbursements of Owner's
proceeds occur between the 9th and 14th of each
month by direct deposit. Checks for disbursements
can be mailed for an additional fee of $10.00 per
month. Additionally, Form 1099 will be provided
for your tax computation and records.
Do
you regularly inspect my property?
We conduct an inspection of the rental property
before we ever place a tenant in your home. Additional
inspections are conducted upon move-out or prior
to lease renewal. At no extra charge, we will do
an inspection if we receive a complaint from the
homeowners association or a neighbor. A “drive-by” inspection
is conducted every six (6) months.
How do you handle repairs and maintenance?
All of our vendors/contractors are licensed, insured,
and bonded. They are equipped to take care of cleaning,
painting, stucco repair, roofing, garage doors,
landscaping services, plumbing, electrical, pool
service, locksmiths, etc. Unless there is an after-hours
emergency, we will never authorize more than $250.00
for any repair to your home without your prior
approval. General repairs and improvements to the
property and maintenance of appliances as a result
of standard wear as well as all essential services
must be performed at Owner’s expense.
How much will my property rent
for?
We recommend a rental amount through a comparable
market analysis and by inspecting the property.
While factors such as square footage, the number
of bedrooms and bathrooms and other amenities affect
Las Vegas rental prices, market conditions will
best determine what your investment property will
