Kathy’s a native of Las Vegas, and one of the pioneers of the community and rental property management industry in Nevada. For Terra West, this means the strategic path of our company is set forth by a true visionary. For our clients, it means they’re getting the kind of expertise that can only be found from the company that originated the profession in our state.
Kathy began her professional career as a realtor. When she saw a void in the marketplace for high-quality community management, she joined forces with Deborah Ogilvie to form Terra West. Together, they grew the company to what it is today. Over that time, Kathy not only focused on developing a company with a unique dedication to service, but she also devoted herself to mentoring talent within the organization. Today, she continues that mentorship role, and dedicates her time to setting the strategic vision for the company as well. A celebrated businesswoman throughout the state, Kathy is the winner of the 2007 Women of Distinction Award from the National Association of Woman Business Owners (NAWBO) and serves on the board of directors for the Zion Natural History Association (ZNHA) and Zion Natural History Association Foundation, as well as being a lifetime member.
A lifelong Las Vegan, Deborah co-founded Terra West with Kathy Matheson. As the company evolved, Deborah has defined the corporate culture that helps the organization attract top talent – and by extension, provide exceptional service to its clients.
As president, Deborah defines the vision for the company and helps identify new growth opportunities. Her approach is distinctively people-centric, with all strategic decisions governed by a thorough knowledge and respect for customers’ wants and needs. For Deborah, leading and owning a business isn’t something she does, it’s something she lives. Perhaps that’s why she’s invested so much in fostering a work environment that encourages personal responsibility, professional accountability, and policies that enable all team members to enjoy a healthier work/life balance. The result is greater than employees who enjoy their work more – it’s employees who are willing to do more for their customers.

Juan thinks beyond the balance sheet. As a CFO who sees accounting as an integrated part of all aspects of business, he’s able to leverage his skills in surprising ways. Most notably: savings for our clients. His holistic approach to the role means he’s constantly analyzing efficiencies and negotiating with vendors for the most competitive rates. Those savings then get passed on to our customers.
Juan began with Terra West in an entry-level position. True to the company’s philosophy of promoting from within and fostering great talent, he then advanced to his current position, which includes a spot on the executive committee. So in addition to his responsibilities of accounting, budgeting, making profit projections and reporting, he’s also essential to executing the company’s strategic vision. Pair that with Juan’s dedication to continually growing his own abilities through education and his commitment to community through volunteer service, and it all adds up to a numbers guy who’s really so much more.
June Heydarian, Nevada Certified Supervising Community Manager (SUPR)
Executive Vice President – Southern Nevada, Utah
June joined the Nevada HOA industry in 1998. Her background in HOA
finance spans almost two decades; but it’s June’s strong leadership and
continued thirst for knowledge that eventually lead her into Community
Management. Currently, June successfully leads the community management
teams at both our Corporate and Sky Pointe locations. Although a
majority of June’s career has been as an accountant, her real passion is
people. June is a “problem solver,” and her experience, knowledge and
expertise enables her to coach, mentor and support the staff in a manner
that ultimately translates into superior customer service for the
client. If issues do arise, June comes to the table with solutions. In
addition to overseeing the management of our communities, June is
actively involved in promoting Terra West through Marketing, and helps
facilitate educational opportunities for board members. June holds a
Supervising Community Manager license from the State of Nevada and is an
active member of the Nevada Association of Community Managers (NACM).

Director of Residential Property Management and Real Estate Sales
This veteran of the property management profession began with Terra West when she was completely new to the industry. Terra West invested mentorship and training in Tammy, and that investment has paid dividends in the form of a dynamic leader who always puts her customers first.
It’s Tammy’s job to supervise the physical, financial, leasing and administrative management of about 1,000 homes, townhomes and condos. With more than two decades of experience, she is adept at both meeting challenges and exceeding expectations. For her clients, that means a long-lasting relationship with a property manager who knows more, does more and accomplishes more, too. Tammy has also helped all kinds of buyers and sellers fulfill their home wants, needs and objectives by getting to know their lifestyle – and that’s why we’re so good at… whether it is finding just your style of home or assisting with the purchase of your next dream home.
Michelle Goodell, Nevada Certified Supervising Community Manager
Executive Vice President – Northern Nevada, Northern California
Michelle is always focused on the future and seeking what more she can
provide to our clients. Michelle has been overseeing our offices in
Northern Nevada since 2012 and services our clients all over Northern
Nevada and Northern California. She and her Northern Nevada Team are
always focused on the needs of our clients and work hard to always have
the best interest of the Association and its homeowners in mind. She
focuses on providing top notch customer service to our Board of
Directors and the homeowners. Michelle is a member of the Northern
Nevada Legislative Committee for CAI (Community Associations Institute)
so her knowledge of Nevada law is always up to date and she is always
ready to help another manager or client ensure they are staying on the
right path. During our legislative sessions in Nevada, Michelle can be
found in Carson City fighting for the rights of our clients and the
industry. Michelle’s background in both Property Management and
Community Management make her a valuable member of our Team.
Julie Cline, PHR, SHRM – CP
Director of Human Resources
Julie Cline joined Terra West Management Services in August 2013. At
Terra West, Julie is responsible for recruitment and implementing
staffing strategies, conducting new hire orientation, administration of
compensation and benefit programs, and employee relations. Julie was
born and raised in New York City and moved to Las Vegas in 1997 with her
family. She has over 20 years’ experience in Human Resources within
various industries including manufacturing, telecommunications and
education. Julie possesses a Bachelor of Arts (B.A) in Psychology from
University of Hartford, Professional in Human Resources (PHR), AIRS,
Certified Internet Recruiter (CIR) and Society for Human Resource
Management Certified Professional (SHRM-CP). In addition to working
hard, Julie prides herself in making Terra West a great place to work.
Director of Technology Services
James, originally from Chicago, IL, has been in Las Vegas and a Terra
West team member since 2004. Prior to moving to Las Vegas, James
worked for years in IT at the University of Illinois and Chicago State
University. An early advocate of bringing technology out of the server
room and into core business processes, he led the push to modernize
Terra West’s technology services. This initiative resulted in a Call
Center Department roll-out that improved customer service,
implementation of HOA web portals that puts meaningful information in
the hands of boards and owners, and process improvements that have
streamlined operations and reduced response time. He has tested and
used the leading HOA management, accounting, and access control
software, designed mailroom processing solutions to support processing
statements, mail outs, and other homeowner correspondence, and has
worked closely with board members on technology projects ranging from
facilitating vendor meetings to setting up onsite offices. James holds a
Bachelor of Science in Mathematics and Computer Science from the
University of Illinois at Chicago and a Master of Science in Network
Security from Capitol Technology University.
Aviva Y. Gordon, Esq.
Aviva Gordon graduated from Boston University in 1990 and with
distinction from California Western School of Law in 1993. She is a
member of both the Nevada and California Bars. Aviva moved to Nevada in
1994 and started as an attorney with Mahan & Ellis, a boutique law
firm representing the business interests of local, regional and national
companies. In 2000, the name of the firm changed to Ellis & Gordon.
In 2015, Aviva joined Terra West.
Aviva has successfully argued before the Nevada Supreme Court and has
several reported cases. Aviva was named a "Legal Elite" in Nevada
Business Magazine in 2012 and 2013. She was included in The
Distinguished Women in Nevada Book for 2014 and was designated by
Martindale-Hubble as a Member of the Bar Register of Preeminent Lawyers
in 2014. In addition to her private practice, Aviva was General Counsel
for the Nevada State Democratic Party from 1998 – 2002 and served on the
Nevada Judicial Conduct Commission. Aviva is a member of the Board of
Directors of the Henderson Chamber of Commerce, the Josh Stevens
Foundation, Midbar Kodesh Temple, and is Chairwoman for the Community
Advisory Panel of the Nathan Adelson Hospice.
