Terra West Residential Leasing Division is proud to provide our clients/investors with comprehensive leasing programs designed to expedite the process of renting their investment properties. Our leasing staff has a thorough knowledge of the Southern Nevada rental market, as well as marketing and advertising strategies. Most of our clients choose the option of listing their property for rent through our leasing division. It provides maximum exposure of the property locally, regionally and nationally, and the higher rental commission motivates outside agents to compete with each other.

You will find different levels of management services available for your specific needs.

Premium Leasing Program for Full Service Management includes:

Interior and exterior property evaluation
Digital photos of the property for marketing purposes
Installation of the electronic lockbox (key safe) on the property
Installation of the "For Lease" sign at the property (subject to Homeowner Association's Rules and Regulations)
Placement of ads on the local MLS (Multiple Listing Service) and Realtor.com, Las Vegas Review-Journal website, Rental Homes Plus, Terra West website and Real Rentals.com distribution network
Enhanced rental commission for Realtors® and outside Leasing Agents creating competition and maximum showings
In-house leasing agent dedicated to expediting the rental of your property
Periodic email updates detailing the viewing and showing activity on your property
Complete screening of prospective tenants through First American Registry. The screening includes a credit check, RegistrySCOREX®, National RegistryCHECK®, employment, payroll, and rental history verification
Coordinating and signing a lease and all of the required documents with new tenants

Cost: Fee equal to one month’s rent upon a successful execution of a lease agreement.

Basic Leasing Program for Full Service Management includes:

Placement of ads on various websites for maximum exposure
In-house leasing agent dedicated to expediting the rental of your property
Complete screening of prospective tenants through First American Registry.
Coordinating and signing a lease and all of the required documents with new tenants

Cost: $20.00 Ad Rate Fee per month and a $350.00 Leasing Fee upon successful execution of the lease agreement.

Leasing Only Program includes:

Installation of the electronic lockbox (key safe) on the property
Installation of the "For Lease" sign at the property (subject to Homeowner Association's Rules and Regulations)
Placement of ads on various websites for maximum exposure
Enhanced rental commission for Realtors® and outside Leasing Agents creating competition and maximum showings
In-house leasing agent dedicated to expediting the rental of your property
Periodic email updates detailing the viewing and showing activity on your property
Complete screening of prospective tenants through First American Registry.
Coordinating and signing a lease and all of the required documents with new tenants

Cost: $200 Set-up fee and a fee equal to one month’s rent upon a successful execution of a lease agreement.
