We’ve been doing residential management since 1979. The market has changed a lot since then, but a few things have stayed the same: our commitment to keeping your property leased by the best possible tenant, a dedication to making sure your property is well maintained, and a promise to provide the utmost in service for a reasonable cost.

It all happens through our expert staff – Nevada Real Estate Agents who hold active memberships with the Nevada State Board of Realtors© and the Greater Las Vegas Association of Realtors©. What’s more, each manager is backed by a full team of assistants, accounting professionals and support staff.


We can promise you all this and more:

  • Excellence from the get-go. When listing your rental, we’ll make sure it gets the highest exposure locally, regionally and nationally.
  • Reasonable fees. Our compensation structure is straightforward: $300 initial set-up fee due at the signing of the property management agreement; $250 reserve account balance maintained by the owner for normal operating expenses; $150 lease renewal fee if the tenant renews for another year; and a 10% monthly charge on collected rent (reduced to 8% if we manage at least five single-family residences for you).
  • Crystal clear accounting. Statements are sent the third week of each month that details all income and expenses. We’ll also include a copy of all repair bills. We can also disburse your proceeds via direct deposit on the 9th and 14th of each month. You’ll receive a 1099 for your tax records, too.
  • Eagle-eye inspections. We’ll conduct a thorough inspection of your property before it’s leased and immediately after a tenant moves out. We conduct regular exterior inspections from the street as well.
  • Professional-grade repairs. All of our vendors are licensed, bonded, insured, and the absolute best at what they do. We partner with leading contractors for cleaning, painting, stucco repair, roofing, garage doors, landscaping, pool maintenance, locksmiths and more. We’ll never authorize more than $250 in repairs without your approval beforehand, unless it’s an after-hours emergency. We ask that all owners pay for improvements and repairs that are the result of standard wear.
  • Common sense rental rates. We’ll conduct a thorough assessment of the market and comparable properties to help you determine the best possible rental price for your property. We’ll even conduct a free Comparative Market Analysis (CMA) at no cost –and with no obligation.
