Company History
During the 1970's, developed land increased an astonishing 59%
in the Las Vegas Valley. Residential developers began building
more and more common interest communities. Deborah Ogilvie and
Katherine Matheson, both real estate brokers, believed this growth
was here to stay. They envisioned a time when Community Associations
would want high quality management services to help protect their
property values. Deborah and Katherine formulated a plan to create
a company that specialized in managing Homeowner Associations
and residential rental properties.
In 1979, their plan began to take shape when they
established and operated a property management division at Americana
Group, Realtors®. They began with fifteen single-family homes
and one Community Association. Twenty-eight years
later, they manage over 1,000 single family rentals and more
than 170 Community Associations.
In 1982, Katherine and Deborah left the Americana
Group to form their own business, K.G.D.O. Holding Company, Inc.
In 2004, they opened an additional office in Henderson, at 11135
South Eastern Avenue, and in 2006, opened their third office
at 6628 Sky Pointe in the Northwest.
Deborah and Katherine believed from the very beginning
that their clients deserved a skillful and personal touch. They
hired professional managers who listened to client concerns,
offered recommendations, acted quickly to resolve problems, and
provided the highest level of customer service. Today, the company
continues in this tradition and employs a professional staff
of more than 150 employees with offices in Las Vegas, North Las
Vegas, and Henderson. In 2007 the company developed an
office in St. George, Utah.

The Community Association Division staff manages over
170 communities, representing more than 55,000 homes. These
communities include master planned communities, sub-associations,
planned unit developments, street and landscape maintenance
associations, condominiums, town home communities and business
parks.
The staff consists of Nevada State Certified Managers
each with one or two assistants, a large accounting department,
a professional collection department, an inspection department,
and a friendly, knowledgeable customer service staff.

The Residential Leasing Division staff manages more than
1000 rental properties throughout Southern Nevada. This division
includes a number of Nevada Licensed Real Estate Agents,
each holding a Property Management Permit, and a staff of
professional assistants. They are supported by skilled accounting
and inspection personnel.
The McCarran International Airport Residential Property
Management Program staff manages more than 300 homes, with
a Licensed Manager, professional assistants, and a maintenance
staff.
Deborah and Katherine’s hands-on leadership during the
past twenty-six years has resulted in the company's steady growth
throughout the 1980's, 1990's and into the 21st Century. They
inspire the highest standards of professionalism and dedicated
customer service from their staff, as well as strict accountability
for all business transactions. Their innovative services and
cutting-edge business philosophy has made Terra West the Las
Vegas market leader, and the largest Property Management Company
in Nevada.
THE PRINCIPALS OF TERRA WEST

DEBORAH OGILVIE
Broker/Principal
President
Deborah is a life long Las Vegas resident and co-founder of Terra
West Property Management. She began her real estate career in 1975,
became a Broker in 1978, and received a Property Management Permit
from the State of Nevada Real Estate Division in 1999. Deborah
attended Clark High School and the University of Nevada, Reno.
An active member of the Greater Las Vegas Association of Realtors® (GLVAR),
she has served on the
Grievance and Professional Standards Committee. She is also a member
of the National Association of Realtors®.
She is a founding member of both the Community Association Institute,
Southern Nevada Chapter (CAI), that offers national licensing and
training for managers, and the Community Association Management
Executive Officers, Inc. (CAMEO). She is also a member of the Las
Vegas Chamber of Commerce, the Better Business Bureau, and sits
on the Board of Directors for KNPR, the Las Vegas National Public
Radio Station.
As President, Deborah is actively involved in the daily administration
and management of the company. She is the Managing Director of
the Residential Leasing Division and the McCarran International
Airport Residential Property Management Program. Deborah is a hands-on
leader, whose enthusiasm for delivering the highest level of customer
service is evident throughout the Terra West organization.

KATHERINE MATHESON
Broker/Principal
Chief Executive Officer
Katherine is a Las Vegas native and the co-founder of Terra West.
She began her real estate career in 1977, became a Broker in 1978,
and received a Property Management Permit from the State of Nevada
Real Estate Division in 1999. She attended Valley High School and
the University of Nevada, Las Vegas.
Katherine is a member of the
National Association of Realtors®.
She is a founding member of the Community Associations Institute,
Southern Nevada Chapter (CAI), and has served on the Executive
Board of Directors. She is a member of the Greater Las Vegas Association
of Realtors® (GLVAR) where she
served as Chair of the Property Management Committee, and is a
founding member and current Past President of the Community Association
Management Executive Officers, Inc. (CAMEO).
As a pioneer in local Homeowner Association management, Katherine
is responsible for the development of many of the contracts, policies,
and procedures that govern or influence association management
today. As Chief Executive Officer of Terra West, she is instrumental
in the long range planning of the company. She works very closely
with the Directors of the Community Association Management Division
to ensure that all clients are provided with the highest quality
service possible. Her philosophy has always been to give Homeowners
and Board members the knowledge and tools they need to better run
their Association. The result is increased harmony and more prosperous,
safer communities.
